Selling for Cash: Your Questions Answered

How soon will I get an offer?

We move as quickly as we can, but we want the number to reflect the real condition of the house and your situation. So we usually make an offer after we’ve talked with you and seen the property.

Here’s the usual order: a quick phone call to see whether we’re a good fit, a visit to the house at a time that suits you, and then an offer, typically within hours of the visit or by the next day.

How long does it take to close?

We’re not buying the house to move into, so we can work around your schedule. If you need a few months to arrange your move, that’s fine. If you need to close quickly, we have the means to do that too.

Do I have to make repairs?

No, and that’s one of the biggest reasons people sell to us. A retail buyer often hands you a list of repair requests after their inspection. We don’t.

On some older homes we may bring in an inspector for our own due diligence, so we know what we’ll need to fix. That’s for our planning only; you still won’t make a single repair.

What do I need to do?

Very little. There’s no staging and no showings. If you live in the house, you’ll need to plan your move.

We handle the paperwork and coordinate with a local title company to get everyone to the closing table.

What do you do with the houses you buy?

It depends on the house, its location and the deal we work out with you. Most often we renovate and resell, renovate and rent, help someone who can’t get a traditional loan become a homeowner, or use the property as a short-term rental.

Why does a cash offer matter?

Convenience and certainty. Lenders add requirements, and many won’t finance a house that needs significant repairs. A cash offer removes those hurdles.

A cash offer also has no financing contingency. Most financed offers let the buyer back out and get their earnest money back if their loan isn’t approved. With a cash buyer, that risk isn’t there.

Do you pay a fair price?

We can only buy houses if our offers are realistic, so we work to make one that works for you. We keep our renovation costs under control so we can pass some of those savings along.

Our offers are based on what the house will be worth after renovation and what that renovation will cost. If you’d like, we’ll walk you through how we got to the number. You’re never obligated to accept, and even if we aren’t your buyer, we’ll share what we can to help you decide.

Are there any fees?

No. When we make an offer on your property, that’s the price you’ll get at closing. Selling on the open market usually means a commission based on the sale price, possible requests to cover the buyer’s closing costs, and repairs after the buyer’s inspection.

With us there’s no agent commission, we pay the closing costs, and we don’t ask you to fix anything.

Where do you buy houses?

We’re based in Memphis and buy throughout Memphis and Shelby County, in the Nashville and Murfreesboro areas, and in Georgia, Arkansas and North Mississippi. See all the areas we serve. Don’t see your city? Tell us about the property and we’ll let you know.

How much will you pay for my house?

Every offer is different. The biggest factors are location, size, condition and finishes, recent nearby sales, and what we plan to do with the property.

We weigh all of those and also consider your plans, so we can shape an offer that helps you get where you’re going next.

How are you different from a real estate agent?

Agents list houses on the MLS (Multiple Listing Service) and look for a buyer. We are the buyer. You don’t have to wonder if someone will make an offer, because we make it.

If you’re fine with getting the house list-ready, hosting showings and going through the traditional process to find the highest bidder, an agent may suit you. If you’d rather skip that and get a fair offer now, we can help. Compare the two options.
